Welcome to Keepers Lawn Care. These Terms of Service (“Terms”) govern your use of the Keepers Lawn Care website, requests for estimates or quotes, scheduling and receipt of services, and certain communications between you and Keepers Lawn Care.

By using our website, requesting an estimate or quote, scheduling or receiving services, or otherwise interacting with Keepers Lawn Care, you agree to these Terms.

Please read them carefully.


1. Services

Keepers Lawn Care provides residential lawn care, lawn maintenance, landscaping, and related outdoor property services.

Services may include, but are not limited to:

  • Recurring lawn mowing
  • Trimming and edging
  • Lawn maintenance
  • Aeration
  • Bush and shrub trimming
  • Mulch installation
  • Pine straw installation
  • Landscape maintenance
  • Property and seasonal cleanups
  • Other related property-care services offered by Keepers Lawn Care

Not every service is available at every property or during every season.

Services are subject to availability, property location, route availability, weather conditions, staffing, equipment availability, property conditions, and other operational considerations.

Submitting an estimate or service request does not guarantee that Keepers Lawn Care will accept or service a property.


2. Service Area

Keepers Lawn Care operates within designated service areas.

We may decline a property or service request that falls outside our current service area, route structure, or operational capacity.

Our service areas may change as our routes and business operations change.


3. Estimates and Quotes

Keepers Lawn Care may provide estimates or quotes based on information obtained through:

  • Our website
  • Telephone conversations
  • Text messages
  • Email
  • Photographs
  • Online property information
  • In-person property evaluations
  • Other information reasonably available to us

An estimate is an approximate expected price and may change based on actual property conditions or the final scope of work.

A quote is a price offered for a defined scope of work based on the information available when the quote is prepared.

Pricing may be revised if:

  • Property conditions differ materially from the information originally provided
  • The scope of work changes
  • Additional work is requested
  • Access to the property is more difficult than anticipated
  • The lawn or landscaping is excessively overgrown
  • Conditions require additional labor, equipment, disposal, or materials
  • Information provided to Keepers Lawn Care was incomplete or inaccurate

When reasonably practical, Keepers Lawn Care will communicate significant changes in scope or pricing before completing additional work.


4. Recurring Services

Unless otherwise agreed, recurring lawn care services will continue according to the customer’s approved service schedule until the customer or Keepers Lawn Care cancels, suspends, or modifies the service.

Customers should provide reasonable advance notice when requesting cancellation, suspension, or changes to recurring service.

A temporary pause, skipped service, weather delay, or scheduling change does not necessarily alter the customer’s normal recurring service schedule.

Keepers Lawn Care may modify a recurring service schedule when reasonably necessary because of:

  • Weather
  • Seasonal growth conditions
  • Holidays
  • Staffing
  • Equipment issues
  • Route changes
  • Property conditions
  • Safety concerns
  • Other operational circumstances

5. Weekly and Biweekly Lawn Service

Recurring lawn care may be scheduled weekly, biweekly, or at another frequency approved by Keepers Lawn Care.

Not every property is appropriate for every service frequency.

During periods of rapid grass growth, excessive rainfall, or other conditions, Keepers Lawn Care may recommend or require a different service frequency in order to maintain reasonable service quality.

Biweekly service may not be available for every property.

A weekly or biweekly service arrangement does not guarantee an exact number of days between every visit because weather, holidays, staffing, routing, or other circumstances may affect the schedule.


6. Changes to Recurring Service Pricing

Keepers Lawn Care may periodically adjust pricing for recurring services because of changes in:

  • Labor costs
  • Fuel costs
  • Equipment costs
  • Material costs
  • Property conditions
  • Service requirements
  • Route conditions
  • Inflation
  • Other reasonable business factors

When reasonably practical, customers will be notified of material pricing changes before revised pricing takes effect.

Changes to recurring pricing do not apply retroactively to services already completed.


7. Scheduling

Keepers Lawn Care organizes services according to scheduled routes.

Customers may generally be assigned a regular service day, but service dates and arrival times are not guaranteed unless specifically agreed to in writing.

Schedules may change because of:

  • Rain
  • Wet or saturated ground
  • Severe weather
  • Extreme temperatures
  • Holidays
  • Equipment issues
  • Staffing circumstances
  • Unsafe property conditions
  • Route changes
  • Emergencies
  • Other circumstances outside our reasonable control

Keepers Lawn Care will make reasonable efforts to complete delayed services as soon as practical.


8. Weather and Property Conditions

Lawn care and outdoor property services are weather-dependent.

Keepers Lawn Care may delay, reschedule, modify, or decline service when conditions could:

  • Damage the lawn or property
  • Create unsafe working conditions
  • Prevent acceptable service quality
  • Damage equipment
  • Create unreasonable operational difficulties

Examples may include heavy rain, standing water, saturated soil, thunderstorms, lightning, extreme temperatures, or other unsafe conditions.


9. Authorization to Access Property

By scheduling service, the customer authorizes Keepers Lawn Care and its authorized employees, contractors, or service providers to enter the portions of the property reasonably necessary to perform the approved services.

Customers are responsible for providing any gate access, codes, instructions, or other information reasonably necessary to access the service area.

This authorization applies only to areas reasonably necessary to perform the scheduled work.


10. Customer Responsibilities

Customers agree to:

  • Provide safe and reasonable access to the property
  • Keep gates accessible or provide necessary access instructions
  • Secure pets during service visits
  • Remove toys, hoses, furniture, decorations, tools, and other movable objects from service areas when reasonably possible
  • Notify Keepers Lawn Care of known hazards or unusual property conditions
  • Identify sensitive or restricted areas when reasonably necessary
  • Keep vehicles and other obstructions from preventing reasonable access to scheduled service areas

Customers should notify Keepers Lawn Care of conditions that may not be reasonably visible to a lawn care crew.


11. Hidden or Concealed Property Features

Customers are responsible for informing Keepers Lawn Care of unusually shallow, concealed, improperly installed, or difficult-to-see property features, including:

  • Irrigation lines or sprinkler components
  • Invisible pet fencing
  • Low-voltage wiring
  • Landscape lighting
  • Drainage systems
  • Utility components
  • Cables or wires
  • Decorative features
  • Other hidden improvements

Keepers Lawn Care is not responsible for damage to concealed or improperly installed items that could not reasonably be identified during normal service.

Keepers Lawn Care is also not responsible for damage to items concealed by tall grass, vegetation, leaves, debris, or similar conditions when those items could not reasonably be seen by the crew.


12. Pets

Pets should be secured indoors or otherwise kept safely away from areas being serviced while a Keepers Lawn Care crew is on the property.

Keepers Lawn Care may decline to enter a fenced or restricted area if an unsecured animal is present.

If a portion of the property cannot be serviced because of an unsecured pet or lack of access, the customer may still be responsible for the scheduled service charge where permitted by the applicable service arrangement.


13. Gates and Property Access

Customers are responsible for providing access to all areas included in their service.

If a gate is locked or an area is otherwise inaccessible when our crew arrives, Keepers Lawn Care may be unable to service that portion of the property.

Repeated access problems may result in changes to the service arrangement, additional charges where applicable, or discontinuation of service.


14. Excessive Growth or Unusual Conditions

If a lawn or property has become significantly overgrown or requires substantially more work than normal recurring maintenance, Keepers Lawn Care may:

  • Adjust the service price
  • Recommend additional service
  • Require more frequent service
  • Reschedule the work
  • Modify the scope of service
  • Decline the service

Additional charges, if applicable, will depend on the actual conditions and scope of work.


15. Service Concerns

If you believe a scheduled service was incomplete or did not meet the agreed scope, please contact Keepers Lawn Care as soon as reasonably possible after the service.

We ask customers to provide Keepers Lawn Care with a reasonable opportunity to:

  • Review the concern
  • Inspect the property where appropriate
  • Discuss the issue
  • Correct the service where reasonably appropriate

We value customer feedback and want concerns communicated promptly so they can be addressed effectively.


16. Cancellations and Service Changes

Customers should provide reasonable notice when requesting a cancellation, pause, or change in scheduled service.

Repeated last-minute cancellations, recurring access problems, payment issues, unsafe conditions, or other circumstances that materially interfere with service may result in suspension or termination of service.

Keepers Lawn Care reserves the right to discontinue service when reasonably necessary.


17. Payments

Payment terms may be specified on an estimate, quote, invoice, service agreement, customer portal, or other communication from Keepers Lawn Care.

Unless otherwise agreed:

  • Payment is due according to the terms shown on the applicable invoice or account
  • Past-due balances may result in delayed or suspended service
  • Failed, declined, or returned payments may need to be resolved before additional service is performed

Applicable fees, if any, will be disclosed or imposed only where permitted by law and the applicable customer agreement.

Third-party payment processors may process payment information on behalf of Keepers Lawn Care.


18. Subcontractors and Service Providers

Keepers Lawn Care may use qualified employees, contractors, subcontractors, or specialized service providers to perform or assist with certain services when appropriate.

This may include seasonal, specialized, or supplemental property-care services.

When a service is sold and managed by Keepers Lawn Care, Keepers Lawn Care will remain the customer’s primary point of contact unless otherwise communicated.

Keepers Lawn Care may also use third-party providers for:

  • Communications
  • Scheduling
  • Customer relationship management
  • Payment processing
  • Website hosting
  • Form processing
  • Analytics
  • Customer support
  • Other business operations

19. Property Photographs

Keepers Lawn Care may take photographs or videos of a property when reasonably necessary for:

  • Preparing estimates or quotes
  • Documenting property conditions
  • Documenting completed work
  • Quality control
  • Training
  • Resolving service questions or disputes

Keepers Lawn Care will not intentionally publish photographs or videos that identify a customer’s name, address, or other private information for advertising or promotional purposes without appropriate permission.

Where practical, Keepers Lawn Care may separately request permission before using recognizable property photographs for prominent marketing purposes.


20. SMS and Text Messaging Terms

Keepers Lawn Care may offer customers and prospective customers the option to receive SMS or MMS text messages.


SMS Consent

Receiving text messages from Keepers Lawn Care is optional.

Providing a telephone number does not by itself constitute consent to receive recurring marketing text messages.

Where SMS consent is requested through our website or another electronic form, consent will be obtained through a separate affirmative opt-in.

Consent to receive marketing text messages is not a condition of purchasing goods or services from Keepers Lawn Care.


Service and Customer Care Messages

If you opt in to service or customer-care text messages, messages may include:

  • Estimate or quote communications

Consent to service or customer-care text messages does not automatically constitute consent to receive promotional or marketing text messages.

Message frequency varies depending on your inquiry, services, customer relationship, and communication preferences.


Message and Data Rates

Message and data rates may apply.

Your mobile carrier’s standard messaging and data charges may apply.

Keepers Lawn Care does not charge a separate fee solely for receiving our text messages.


Opting Out

You may opt out of receiving text messages at any time by replying:

After submitting an opt-out request, you may receive one final message confirming that you have been unsubscribed.

You will not receive further messages from the applicable SMS program unless you later opt in again or otherwise initiate a new communication where permitted.

Carrier Responsibility

Wireless carriers are not responsible for delayed or undelivered messages.

Text-message delivery depends on network and carrier availability and cannot be guaranteed.


Mobile Number Changes

If you change, transfer, or deactivate a mobile number that you previously provided to Keepers Lawn Care, please notify us so that we can update our records.


SMS Privacy

Keepers Lawn Care does not sell, rent, or share mobile telephone numbers, SMS opt-in information, or SMS consent with third parties or affiliates for their own marketing or promotional purposes.

21. Email and Telephone Communications

If you provide your email address or telephone number, Keepers Lawn Care may use that information to respond to inquiries or communicate regarding services where permitted by law.

You may request changes to your communication preferences by contacting us.

Opting out of promotional communications does not necessarily prevent Keepers Lawn Care from sending permitted transactional or service-related communications regarding:

  • An active inquiry
  • An estimate you requested
  • Scheduled service
  • Your account
  • Billing

  • Other transactional matters

22. Website Use

You may not:

Website content may not be copied, reproduced, redistributed, or commercially exploited without permission except as permitted by applicable law.

Keepers Lawn Care does not control these third-party websites and is not responsible for their content, availability, security, privacy practices, or terms.

26. Service Quality and Results

Keepers Lawn Care strives to provide professional, consistent, and high-quality service.

However, lawns, plants, landscaping, and outdoor environments are affected by conditions outside our reasonable control, including:

  • Weather
  • Drought
  • Excessive rainfall
  • Disease
  • Pests
  • Soil conditions
  • Irrigation
  • Customer maintenance
  • Animal activity
  • Prior property conditions
  • Third-party work

Unless specifically stated in writing, Keepers Lawn Care does not guarantee a particular biological, aesthetic, or long-term result from lawn or landscape services.


27. Limitation of Liability

To the fullest extent permitted by applicable law, Keepers Lawn Care will not be responsible for indirect, incidental, special, or consequential damages arising from the use of our website or services.

Keepers Lawn Care is not responsible for loss or damage caused by:

  • Pre-existing property conditions
  • Hidden or concealed hazards
  • Incorrect or incomplete information provided by the customer
  • Severe weather
  • Emergencies
  • Acts of third parties
  • Conditions outside our reasonable control

Nothing in these Terms is intended to exclude or limit liability where doing so would be prohibited by applicable law.


28. Force Majeure

Keepers Lawn Care will not be responsible for delays or failure to perform resulting from circumstances reasonably outside our control, including:

  • Government actions
  • Utility outages
  • Equipment supply disruptions
  • Emergencies
  • Labor disruptions
  • Transportation disruptions
  • Other comparable events

29. Termination or Refusal of Service

Keepers Lawn Care reserves the right, where permitted by law, to decline, suspend, or discontinue service for legitimate business reasons, including:

  • Property location
  • Route limitations
  • Unsafe working conditions
  • Repeated access problems
  • Harassment or abusive conduct toward employees or service providers
  • Nonpayment
  • Material violation of these Terms
  • Operational constraints
  • Property conditions that cannot reasonably be serviced
  • Other legitimate business reasons

Any outstanding amounts owed for previously completed services remain payable following termination.


30. Privacy

Your use of our website and services is also subject to the Keepers Lawn Care Privacy Policy.

The Privacy Policy explains how we collect, use, protect, and disclose Personal Information, including information related to SMS communications.


31. Relationship to Estimates, Quotes, and Service Agreements

These Terms provide general rules governing use of the Keepers Lawn Care website and services.

An individual estimate, quote, invoice, recurring service agreement, or other written agreement may contain additional or more specific terms.

If a separately agreed written service document directly conflicts with these general Terms regarding the specific service covered by that document, the more specific service document will control to the extent of that conflict unless applicable law requires otherwise.


32. Changes to These Terms

Keepers Lawn Care may update these Terms from time to time.

Updated Terms will be posted on this page with a revised Last Updated date.

Changes to these website Terms do not retroactively change a separately agreed estimate, quote, service agreement, or other contractual commitment except as permitted by that agreement or applicable law.

We encourage customers and website visitors to review these Terms periodically.


33. Governing Law and Venue

These Terms are governed by the laws of the State of Tennessee, without regard to conflict-of-law principles, except where applicable law requires otherwise.

To the extent permitted by applicable law, legal proceedings relating to these Terms or services provided by Keepers Lawn Care shall be brought in a court of competent jurisdiction serving Knox County, Tennessee.
